Situated on the banks of the River Dane, 21 miles south of Manchester, the town of Congleton lies midway between Wilmslow and Stoke-on-Trent in Cheshire, England.

The land for promotion is very close to the Sandbach Road site (see Projects) and extends to some 8.5 hectares (approx. 21 acres).

Application

NOT IN USE — The land was promoted through the Cheshire East Local Plan and, following a planning appeal, received Outline Planning consent for up to 150 dwellings in August 2015. After further protracted discussions with the Planning Authority, Reserved Matters approval was finally secured in January 2018 and, after negotiation, the site was sold to a local housebuilder in January 2020. The first residents should move into their new homes in 2021.

It is a great achievement for our partners, The Northern Property Investments Ltd. and exemplifies the proactive, collaborative approach taken by LandFirst.

The project involved the completion of an Environmental Statement to accompany the application. Trusting that the development plan would bring greater benefits to the community, an appeal inquiry covered a range of evidence, including the shortfall in the housing supply in the Cheshire East area, identifying less than a five year supply of available land and projected demand for over 3,500 houses.
